Several months ago I was "sort of" stuck with a property I really wanted to wholesale to another.  I advertised on Craigslist and other sites, hoping to pass the rehab to another with absolutely NO LUCK!  I got the property at a pretty good price, the comps were pretty solid, yet I had no takers. Then one day I got a call from a man that claimed he loved to invest in real estate in that area.  He had a big business concentrating on getting end buyers qualified and into homes in that area.  He claimed to be well connected in the area and could help me get this property rehabbed and sold to one if his clients. The first indication that something wasn't right was that he told me he spent $15,000 a month in advertising.  This may be true, but it seemed like a lot to spend when HE WAS THE ONE CALLING ME. We continued to discuss the property, the opportunities and what could be done.  He claimed to be very well connected and would give me a turn-key solution ...

I went through a very expensive real estate seminar program and learned a lot about real estate investing.  I took that knowledge and hit the ground running and NEVER stopped.  I was frustrated, determined, and very motivated to making real estate investing work for me. What if Someone Died a Violent Death in Your Rehab?

Some of your best deals can be found in Probate Courts.  So the question today was: How successful can I be at reselling a rehabbed house where someone committed suicide? The answer is: Not to successful.  There is now a stigma at that property...the neighbors will always know that property as the house where someone killed themselves. The next question? "How to make money with this property?" The answer, thanks to my mentor Cliff Gager, "Time". You can find great deals with probate properties, but if there is some tragedy associated with it, then you must know it will take time for that stigma to disappear.  Best to buy and hold that property for cash flow and appreciation!  After 5 years or so, then sell, sell, sell!  Thanks Cliff!...
 
On Using Land Trusts for Wholesaling

I've used Land Trusts for the last year for my real estate purchases - it's been so EASY to take title in the trust and then either: Wholesale to another Raise money from Cash Investors Resell to a Cash Buyer I'm holding a con-call TODAY (Feb 4, 2012) at 4PM Central time about how/when and what I've done using land trusts.  Disclaimer - I am not an attorney or an expert on this subject, just sharing what has worked for me.  I recommend you consult an attorney that understands Land Trusts (if you can find one) before using them. Big Lessons Learned when Buying in Maryland

Sometimes sharing what I learn with you isn't always pleasant.  You've read about the many times properties have fallen out of escrow, the ovens stolen, the holdup's with releasing funds and timing funds to appear when you need them to close on a property. Just when I thought I got this whole routine of buying properties down...I mean the process...I'm hit with another gotchya.  Maryland's processes and procedures regarding deed recording. Becoming more comfortable with my out of state investing activities in California, I saw an opportunity for a property right outside of Washington DC and I could get it at 40 cents on the dollar - and the contractor quote came in at a reasonable $16k.  So being happy and confident with the numbers, the people located in that area, my contractor that gave me the quote, I was already to go through my process of handling properties. Sometimes I get so involved in the details of my real estate investing I forget to share everything with you, and I apologize for that.  I am still a student of real estate investing, and having been so for over 2 years, I've learned about the cyclical opportunities and getting good real estate deals. Last year this time I started accumulating several properties after a full year of trying with no success. I didn't really think much about it as a cyclical event at the time.  I was just delighted to finally get some well priced deals.  I also participated in the 2010 Armando Montelongo Bus Tour (and gave an unbiased report here). Delighted to be part of the event, I had no idea how effective it was to network with other investors and in fact, landed an all cash private investor for one of my deals I had just purchased for a song.  We both enjoyed a nice little profit from that deal.  They invested $66k and were returned $75k just a few months later.  A 14% ...
