| Atlanta, #2 | | 2008-03-28 11:15:00 | | Last week I focused on Cherokee County's growth. The news today is about the Atlanta region. According to the US Census Bureau and this article from REALTOR.com, the Atlanta Metro Area grew by 151,063 people between July, 2006 and July, 2007. This make us the second fastest metro area behind the Dallas, Ft. Worth Texas area. Not to take away from the folks in Texas, but I been to there and Georgia is a much better place to live. I know the people of Texas are great and friendly and all, but Atlanta is such a prettier place and the people are just as friendly and nice. I believe our economy is much more broad based which will fair better during any downturn and will recover faster than a market which is more narrow in focus. As I wrote about last week, the current buyer's market will end sooner here than most areas and we are already seeing trends that point to a recovery. | The Phinsider Community Mock Draft: Pick #3 - Atlanta Falcons | | 2008-03-18 11:39:04 | | With the second pick in The Phinsider Community Mock Draft, the St. Louis Rams select Jake Long, OT, Michigan. Jake Long finished with 67% of the vote. He was followed by Vernon Gholston (21%) and Glenn Dorsey (7%). So that makes the draft so far look like this: Miami Dolphins - Chris Long, DE, Virginia (49%) St. Louis Rams - Jake Long, OT, Michigan (67%) Up next, with the 3rd pick, are the Atlanta Falcons. I'd suggest checking out The Falcoholic for all your up to date Falcons info and insight. Below are their needs, according to NFL Draft Countdown: 1. Quarterback: Neither Joey Harrington or Byron Leftwich were the long-term answer and even though Chris Redman played admirably late in the year this franchise needs a signal caller in the worst way. 2. Offensive Tackle: Wayne Gandy was sent packing and will need to be replaced at left tackle because it's highly unlikely that guys like Renardo Foster and Quinn Ojinnaka are starting material in the NFL. 3. | Metro Atlanta mortgage fraud ring convicted | | 2008-02-16 11:58:00 | | Focusing on the Country Club of the South neighborhood and other high-end developments and subdivisions in metro Atlanta, Keith Garner and his co-conspirators bought properties in the name of their straw borrowers, often without the straw borrower's consent. Each of the properties was accompanied by an inflated appraisal, which in addition to the submission of false loan applications, enabled the defendants to secure real estate financing from SunTrust Mortgage in excess of the fair market value of the properties. The defendants then stole the spread between the inflated and fair market value of the properties primarily through defendants Latesha Garner and Khodadad, who ensured that SunTrust Mortgage either directly paid a bogus seller's obligation or was never made aware that a substantial portion of seller's proceeds was being paid to the defendants outside of closing pursuant to a criminal agreement with the seller.

| Atlanta: Growth Still Steady | | 2008-01-31 09:44:00 | | I was reading THIS ARTICLE on Frobes about the number of growing southern cities. One of the reasons that Forbes identifies Atlanta's strong and steady growth is because of our tech industries. It also cites close proximity to universities (Kennesaw State, Georgia State, Georgia Tech, Emory, etc,.) and an increase in population. We have seen a steady increase in population and suburban growth for over a hundred years now. Our unemployment rate is low and our cost of living is good. Housing, as with the rest of the nation, is a market on the decline now. Many experts feel that the market will take an upturn in the spring. The interest rates are at an all-time low now so if you are interested in positioning yourself for a sale of your current home or the purchase of a new one, let me tell you some things that you can do to make that successful. If you were reading the news, a couple of other members of the Giants' organization were also mentioned as candidates for other key jobs. ESPN is reporting that offensive coordinator Kevin Gilbride is a possible replacement for June Jones at Hawaii. In a somewhat surprising development, Chris Mara has interviewed with Atlanta for that team's vacant general manager job. Mara is currently vice president of player evaluation with the Giants -- whatever that is. Atlanta was in the top 3 along with Charlotte, NC and Detroit, MI. .Matt wrote: "Market slumps often result in good buys, and solid investments get tagged with bargain prices due to the volatile market. One place to look for these deals is the housing sector, where worries about a continuing dip in home prices are keeping many buyers on the sidelines, and keeping a lid on prices.".That is exactly what I tell people everyday when they ask about the market, fearful that they should stay out of it. | Junior talks about Atlanta and more | | 2007-10-25 19:20:57 | | Quotes from Dale Earnhardt Jr.:“I don’t think there is a place on the tour where we’ve been as consistently fast and at the front only to have strange things happen in the final laps. It’s a lot like what has happened for the Bud team all year: we’re fast, we lead laps, we set ourselves up for victory and then ‘BAM!’ - something odd happens. It’s one of my favorite places to go because it’s so damn fast. It really takes a lot of courage to keep that right foot planted when you go into turn one at more than 200 mph. But, it’s a place where you can pick and choose your line and that means two things: a fun race for the drivers and a very entertaining show for the fans.“We should have a lot more wins here but we’ve missed out because of agonizing things like flat tires in the final five laps or a piece of metal getting lodged in my eye (in Nov. 2001). We had that race won easily, and then suddenly I’m driving the last 30 laps with one eye open… The win we had in 2004 really meant a lot to me and the entire team. We won the Daytona 500 to start the year, and then we had a nightmare race at Las Vegas. The critics were sharpening those pointy lil’ pencils after Vegas, saying the team was done. But, we came back and put a hurt on them the next week at Atlanta. That’s what makes a win even more meaningful: when your back is on the wall and your critics and doubters have their shovels out - ready to bury you - and you come back to get a win. It’s a great feeling. I think we could see the same thing Sunday. We’ve had a nightmare of a time getting to the finish of so many races this year and the only way to overcome those feelings of frustration is to be pouring Budweiser all over each other in Victory Lane at the end of the night.”

All of us who live here already know that it is a great place to live. It has also proven to be a great place to work or start a new business. The unemployment rate for Cherokee County was 3.8 percent in July, which is the lowest rate in the metro Atlanta area. Cherokee County has had the lowest rate in the area for the 4th month in a row!Not only did Forbes Magazine rank Atlanta as one of the 10 most affordable places to live in America (click here to read more), we also have lots of jobs for almost every income level. With lots of jobs, low interest rates for homes and a plentiful supply of homes available at great prices, this could be the best time for first time home buyers to take the leap to home ownership. It could also be the best time for someone to relocate to the area.If you are ready to take part in the American dream of home ownership, or are rea | | By: Cherokee County GA Real Estate

| Atlanta is Tired of Looking at Peoples' Sagging Pants and Wants an Amendment | | 2007-08-23 19:49:08 | |
On a baby it is cute. Adorable even. But on a teen or an adult who is wearing saggy pants in public just so that we can catch a glimpse of their underwear and/or what's underneath the under? Uh-uh. Not cute nor adorable even. I don't care WHAT culture this so called "fashion trend" came out of, my dear readers. I STILL say that the general public really doesn't need to see each others' undies peeking out from under their pants. What are we, anyway? human flags that are honoring our dead? or human beings who are honoring our bodies? To me, there is no honor in wearing pants flying at Half-Mast, unless we are mourning the loss of decency. I wish this amendment lots of luck and hope it passes good and strong. I for one would much rather see a guy in tight shorts walking toward me, allowing me to imagine the color of his underwear. ;) READ ABOUT THIS HEREPractice non-violence in your lives. | Forbes Names Atlanta A Top Affordable Market | | 2007-08-04 17:09:00 | | If you're not sweating your monthly mortgage payment and don't obsessively check refinancing rates, chances are you live in one of America's most affordable areas.Homeowners in Indianapolis know what that's like. Its residents don't have to scrimp and save to afford a home at the median price. There, the bulk of the housing stock is well within reach of the average household. Savings depleted? According to our calculations, it would take just two years of gross salary to become a homeowner there.Cleveland and Detroit are also reasonably priced. But affordability isn't limited to the Midwest. Pittsburgh, Atlanta and Greensboro, N.C., made our list as well. | NEWSFLASH: Teixeira To Atlanta Done | | 2007-07-30 18:25:31 | | Wow. It’s finally happened.
Per Dave Sessions and Jim Reeves of the Fort-Worth Star Telegram, Mark Teixeira has been traded to the Atlanta Braves, along with left-handed reliever Ron Mahay, for catcher/first baseman Jarrod Saltalamacchia, shortstop Elvis Andrus, right-handed pitching prospect Neftali Feliz, and a second pitching prospect to be determined.
Much more on this in the coming hours, including a complete breakdown of each player on the Atlanta side of the equation, and my views on the whole situation.
11:40 AM Update: Per Ken Rosenthal, left-hander Matt Harrison is indeed the second pitcher in the deal, after undergoing an MRI which showed no structural damage to his injured left shoulder.
So, it’s Teixeira/Mahay for Saltalamacchia/Andrus/Harrison/Feliz.
12:50 PM Update: Evan Grant of the Dallas Morning News confirms Saltalamacchia/Andrus/Feliz, but is saying that the 4th player is a PTBNL at this time. Ken Rosenthal has backed off of the Harrison report, saying t | | By: Baseball Time in Arlington

| Metro Atlanta on the Move with Draft Transportation Plan | | 2007-07-05 17:35:58 | | This week, the Atlanta Regional Commission (ARC), the official Metropolitan Planning Organization for transportation planning, released a new, draft 2030 transportation plan that will invest just over $66 billion to keep the region on the move. The draft regional transportation plan, called Envision6, includes a 25-year, long-range plan, as well as a priority 6-year plan drawn from the larger plan.
“As the fastest growing major metro area in the country since 2000, it’s obvious to everyone that improving our mobility is a top priority,” said Sam Olens, ARC chairman. “With this 25-year plan, we’re doing more with less funding to focus on the most critical congestion challenges and give residents needed relief and greater choices.”
Highlights of the plan include implementation of the region’s first set of managed lanes, where commuters will have the option of traveling in free-flow conditions around the clock for a fee, as well as new | | By: Maxsell Real Estate

| Cubs Look Unbeatable In Atlanta | | 2007-06-09 05:56:26 | | I can’t say this with certainty, not having checked all the numbers, but I’m pretty sure the Cubs are unbeaten this year in games in which Alfonso Soriano clubs three home runs in the first four innings, every starting position player gets at least one hit, the starting pitcher allows one earned run or fewer in six innings or more, and our catcher steals a base.
Overall, the current five-wins-in-six-games run has been handsome indeed. The Cubs have outscored the opposition (i.e., Braves and Brewers) 39-14. They’ve scored in the first inning of all five victories. Cub starting pitchers have thrown 37 2/3 innings while allowing just 12 earned runs (2.87 ERA) and the bullpen has yielded one run over 15 1/3 innings.
Oh, yeah—Alfonso Soriano and Felix Pie have gone a combined 27-for-56 (.482) with 6 HR, 16 RBI and 16 runs scored.
Handsome.

| Letter Sent to Atlanta Falcons Season Ticket Holders Regarding Vick Situation | | 2007-06-09 02:13:52 | | June 8, 2007
To our Season Ticket Holders:
This off-season has certainly presented a lot of challenges to us, and we realize it has been difficult for our fans. Therefore, we thought it would be helpful to let you know where we are as an organization.
Any time a player in our league – and especially a Falcons player – shows up in a negative light for any act, it is disappointing to us. While unsubstantiated to date, the current public situation concerning Michael Vick puts us in a particularly difficult spot because of the daily attention it is receiving in the media, and our inability to respond because we don’t yet have all the facts with which to deal.
We hope you understand it would be inappropriate and premature to make any definitive statements or take any action until we know the facts. Therefore, we are awaiting the outcome of the investigation just as you are. For the benefit of our fans, the Falcons and Michael, we hope there will be a quick and clear resolution to this | | By: NFL GridIron Gab

| The Atlanta Braves And The Boston Red Sox Split A Pair | | 2007-05-20 12:47:00 | | The first game was a thing of beauty as Daisuke Matsuzaka baffled the Braves with an assortment of pitches. It seems that he gets better and better with every start. Maybe he's getting used to the firmer feel of the American baseball. Maybe the communication between he and his catcher, Jason Varitek, is getting better. I think it's a combination of the two. But whatever it is, watching him pitch is so enjoyable. And the feeling that a victory is inevitable reminds me so much of when Petey took the mound in his prime. You just know that if the Red Sox score 3 or so runs, that'll be enough. Game over...Sox win. No nervous pacing or hand wringing is necessary. And that is fantastic! Game two was one I was unable to watch, so I'm going to be brief. It was raining. 14-0 Braves. The only effective pitcher for the Sox was JC Romero. Smoltz was lights out. Period. Turn the page. Done.Today another tough matchup looms, as Tim Hudson, 5-1, takes on Kason Gabbard.
