And for the first six months of 2008, the number of pre-owned houses sold in the area is off 15 percent from the same period last year.The good news: Prices are holding up relatively well.North Texas real estate agents sold 7,371 pre-owned homes last month, the North Texas Real Estate Information System and Texas A&M University's Real Estate Center reported Monday.

    Through the first four months of 2008, home sales are off 15 percent in the area, according to statistics released Wednesday from Texas A&M University's Real Estate Center and the North Texas Real Estate Information Systems.Home sales prices in April were also down 3 percent from a year earlier.Last month, real estate agents sold 6,751 pre-owned homes through their multiple listing services. That's down from 7,613 in April 2007 and 7,740 sales in April 2006.

    The Greater Philadelphia region saw a 19.2% decrease in February real estate activity moving to an index of 70.2 from the downwardly revised January index of 86.8, according to The Prudential Fox & Roach, REALTORS® HomExpert Pending Home Sales Index©. The February index indicates the market is 41.7% lower than February 2007.Compared to findings reported by the National Association of Realtors® (NAR) Pending Home Sales Index, real estate activity in the Greater Philadelphia region fell below the Northeast and National indices. The NAR index showed a 3.2% growth in pending sales in the Northeast and a 1.9% decrease nationally. In January, the NAR index indicated a 4.1% decrease in pending sales in the Northeast and remained unchanged nationwide.Based on the forward-looking indicator, real estate activity in the five-county Southeastern Pennsylvania had the largest decrease in the tri-state market showing a 20.4% decrease from a revised index of 96 in January to 76.4 in February.

All financial markets were closed on the 21st of March; ensuring stock remained unchanged from Thursday’s close. Crude oil fell slightly on Friday, in follow through from recent commodity sell offs, falling by US$0.81 a barrel to US$101.03. Trading is scheduled to resume on Monday, with data including Existing Home Sales for the month of February. Economists are forecasted that the figures will decline from 4.89 mln to 4.85 mln. The Euro (EURO) was also subject to a quiet day to market holidays, instead finding interest from Asian markets and currencies. Overall the EURUSD traded with a low of 1.5405 and a high of 1.5472 before losing the day at 1.5446. Markets remain closed on Monday for Easter Monday. With a majority of markets remaining closed due to Easter Monday holidays, the US returned from a long weekend in which Existing Home Sales were made public. The figures for the month of February were well above expectations, coming in at 5.03 mln (Forecast: 4.85 mln; Prior: 4.89 mln), the strongest release in seven months. In other news, the much publicized buy out of Bear Stearns gained in momentum yesterday, with reports that JP Morgan were looking to upgrade their bid to $10 a share. In U.S. share markets the NASDAQ was up 142.05 points (+1.63%) whilst the Dow Jones also rallied by 187.32 points (+1.52%). Crude oil fell by US$0.98 a barrel to US$100.86 on extended commodity declines.     Housing Slump Hits Long Island as Home Sales Drop

    Jan. 16 (Bloomberg) -- Long Island and Queens home sales dropped 25 percent in the fourth quarter and the inventory of properties surged as the housing decline hit residential areas east of Manhattan, Miller Samuel Real Estate Appraisers said.Sales fell to 6,359 from a year earlier. The median price declined 3.2 percent to $425,000, New York-based Miller Samuel said in a report issued today. A total of 38,769 homes were on the market, 41 percent more than a year ago. The survey excludes the Hamptons.

    Canadian home sales break full-year record

    The Canadian Real Estate Association hasn't even tabulated data from December, but Canadian home sales for the first 11 months of the year have already broken the full-year record reached in 2006.According to CREA, 496,890 homes were sold in Canada by the end of November, a number that is already 2.7% higher for the full-year tally from 2006. Year-over-year, seasonally adjusted November home sales rose 1.6% to 42,576 units for November, 2007. The average national price for a Canadian home rose 11.7% over the same period to $313,645.

    Home sales in Massachusetts dropped in November at a double-digit rate for the third straight month, yet house prices fell only modestly in neighborhoods that have so far escaped the subprime mortgage crisis.Sales of single-family houses plunged 15.4 percent last month compared with November of last year, Warren Group, a Boston real estate and publishing firm, reported yesterday. The sales total of 3,538 single-family homes last month was the lowest for November since the recession of 1991. Condo sales plunged 23.2 percent in November.

    MADRID (Dow Jones)--New home sales in Spain have fallen 30% between August and October as one of the euro-zone's biggest housing booms comes to an end, according to G-14, an association of the country's 14 largest construction and real-estate firms.In a meeting Wednesday with journalists, G-14 Chairman Pedro Perez Fernandez said new home sales slowed around 15% in the first half of the year.Perez said 490,000 new homes should be sold in 2007, down from 600,000 in 2006.

    Recap of 10-0207 news headlines in Tulsa Daily WorldTuesday October 2, 2007 headlines in the Tulsa Daily World, Eastern Oklahoma's source for print news read-"Survey: Housing in Tulsa a Bargain". The article goes on to say that Tulsa is eighth on the list of most affordable homes for buyers. Further on the article states that the area has been one of the most affordable places for most of the last 10 years. The business section headline the same day reads-"Home Sale Surge Defies U.S. Trend". Tulsa area home sales surged 7.3% in August compared to July sales. The article goes on to report the local economy remains strong, and the only issue that could drag down the local housing market is fear of the national market. Year to date sales in Tulsa are only 150 homes behind the record pace set in 2006. Average sales price in August for Tulsa was $160,863. The year before number was $150,383. These numbers certainly do not show a slowdown in the the market for housing in Tulsa, OK. Grand Lake and Grove, OK are only an hour or so drive from Tulsa. While the market at Grand Lake and Grove for homes is different and is a second home haven for people from Tulsa, Oklahoma City, Wichita, Kansas City, and points far and wide prices generally track the Tulsa reports and I feel they will this time also.Grove, OK is a wonderful second home town but also a great retirement home center and also a great place to raise a family. Other areas of Grand Lake such as Monkey Island, Ketchum, Langley, Disney, and Zena offer wonderful lakefront, lakeview, or near the lake sites to suite your needs and desires. Wonderful home additions such as Grove's Patricia Island, Buffalo Shores North-South-III, or Wildwood Farms offer great homes. Monkey Island offers nice gated communities such as Newport Village, Brighton Bay, St. Andrews, St. James, The Chateaus, Crown Pointe, and many others. The South Grand Lake area offers fine homes in The Coves or The Points. Also, many lots surround the lake awaiting a new home to be built or many fine homes are offered for sale.Don't be mislead by CNBC and other reports that lump all housing markets as doom and gloom. Oklahoma has seen a moderate housing price increase each year since 2001 but not the double the price each year some coastal markets saw.     Foreclosures drag down home sales

    The explosion in home foreclosures and a tightening in mortgage lending dragged down real estate prices in Massachusetts in August, a real estate research and publishing firm reported yesterday.Warren Group in Boston said median single-family home prices last month fell 4.9 percent, to $314,000, from August 2006 - the 16th consecutive month in which prices have declined. The number of sales in the period fell by 1.5 percent.Outside of the foreclosure problems, the Massachusetts market is "very stable," Azarian said. Currently, there is about an 8-month supply of houses listed for sale, down from 9.6 months last year, he said. A smaller supply of properties for sale tends to support prices.

    Re-Max reports upswing in luxury home sales in major Canadian cities

    MISSISSAUGA, Ont. (CP) — Sales of luxury homes have registered an "unprecedented upswing" in the first half of this year, real estate company Re-Max said Wednesday.In a report on 16 major markets across the country, Re-Max said high-end home sales were up in all regions between January and July. The highest percentage increase was seen in Edmonton, where sales of more than $900,000 in value rose 521 per cent, Re-Max said. In the Greater Toronto Area, sales of homes costing more than $1.5 million increased 28 per cent, while in Ottawa, homes with an upper-end price point of$750,000 saw sales rise 115 per cent.

    Real estate group predicts record home sales in Canada

    TORONTO (CP) - Home buyers in Canada will shrug off stock market volatility caused by the U.S. subprime mortgage crisis and drive up both the number of homes sold and average resale prices across the country to record levels this year, the Canadian Real Estate Association predicted Monday. Powered by frenzied resale activity in the first six months of the year, overall national sales should rise 8.1 per cent in 2007 to just over 523,000 units, with records set in most provinces as well, the association said.In addition, the average price of a home is expected to rise by about 10.4 per cent to just under $306,000, with oil-rich Alberta leading the way as prices in that province go up almost 25 per cent on top of last year’s eye-popping 31 per cent increase.

    While a nationwide housing slump continues to cause concern for the economy, Shrewsbury’s housing market, however, appears to be bucking some of the national and regional trends.According to the National Association of Realtors’ numbers released last week, the sale of total existing homes dropped by 3.8 percent in June.Sales declines were recorded in all areas of the country, but the most drastic drop was seen in the Northeast, which fell by 7.3 percent.According to data provided by the Massachusetts Association of Realtors, single-family home sales increased approximately 1 percent in June 2007 in Shrewsbury compared to June 2006, rising to 52 sales from 47 while the median home price rose by $46,000, from $432,000 in 2006 to $478,000 currently

    Source: Inman NewsA forward-looking indicator based on pending sales of existing homes suggests the market may stabilize in the months ahead, the National Association of Realtors reported today. Although the Pending Home Sales Index, based on contracts signed in June, was still 8.6 percent lower than a year ago, it rose 5 percent to 102.4 from the downwardly revised May index of 97.5. This is the largest monthly gain in more than three years, since a 6.1 percent increase in March 2004, according to NAR. An index of 100 is equal to the average level of contract activity during 2001, which was the first year to be examined as well as the first of five consecutive record years for existing-home sales.To read more, click HERE.

    Tulsa Home Sales Up Compared to Last Year

    Some say real estate is dead but not the case in OklahomaYou read many stories today of real estate markets that have went dead compared to last year but that is simply not the case in Northeast Oklahoma. I don't have the latest figures for the Grand Lake Multi-List area but the Tulsa, Oklahoma home sales report was reported in the Tulsa World on July 10, 2007. The article reports 1391 homes sold in May of this year compared to 1354 same month a year ago. Average price this year was $161,819 compared to $147,461 May of last year. Pending contracts May this year were 1437 compared to 1345 same month a year ago. Homes on the market for sale were 5861 compared to 5923 last year in May.I suspect the sales and prices for our Grand Lake and the communities of Grove, Monkey Island, Ketchum, Langley, or Disney multi-list would reflect a similiar sales trend and market when we see the figures as the averages in Tulsa, Oklahoma.
