    GTA housing prices rise, number sold goes down

    Fewer houses are being sold in Toronto but home prices are still on their way up, according to a recent report by the Toronto Real Estate Board.The report, released Friday, said resale home prices in Toronto went up four per cent in the first two quarters of 2008, compared with homes sold during the same period last year. The average price in the first two quarters of 2008 was $427,198.In the 905 region, the price of resale homes went up by five per cent to $365,536.About 8,600 homes changed ownership throughout the region in June, a decline of 18 per cent from the June 2007 total of 10,451.

    The current housing downturn isn't over and is "much much worse" than past downturns, says Barbara Corcoran, who built The Corcoran Group into a multi-billion firm during the real estate busts of the mid-1970s, 1980s and early 1990s.This downturn is "grossly different" than those past cycles because homeowners are much more willing to "walk away" from homes, says Corcoran, who sold her namesake firm in 2001 for a reported $66 million and is now an author and widely cited real estate guru.Just a few foreclosures - which Treasury Secretary Paulson says are unavoidable - can "put a pall on an entire neighborhood" by putting downward pressure on all local prices, she says.The good news is that there's a "Macy's Day sale" in housing right now and buyers are starting to step in. But there aren't enough "brave souls" to stem the decline which Corcoran says will take prices down another 5%-to-10% nationally and end next Spring - in a best case scenario.

The financial sector was hit with a confluence of troubles on Monday: cautious remarks from a Federal Reserve official and new capital concerns at Freddie Mac and Fannie Mae.The drop in names like Lehman Brothers, Morgan Stanley and Merrill Lynch caused the financial section of the Standard & Poor's 500 index to lose almost US$150 billion in value on Monday, according to the rating agency. The French have generally shunned variable-rate mortgages, with their element of unpredictability, and home-lending practices have toed a more conventional line.Nonetheless, a tide may be turning in France, where existing home prices fell 0.8% in the first quarter of this year - after rising just under half a percent in the previous quarter. In Paris itself, prices were still up 1.1% in the first three months, but that marked a slowdown from the 2% increase in the year-earlier period. And elsewhere in the Greater Paris region known as Ile de France, home prices declined, falling 1% in the Val d’Oise, north of the capital.But the real shock stats are to be seen in housing sales. Year-on-year sales of all homes plummeted some 17% in May in France. In Ile de France, sales tumbled some 21%.

The underwater housing fits the camera like a glove and is very compact and waterproof to a depth of 300 feet. Its round curves and matte black colour make this housing look beautiful. Unfortunately it is somewhat difficult to operate the underwater housing for people with small hands. The fisheye port has no obvious distortion and the housing does not suffer from steaming up at all, not even at huge temperature changes.     A former Tenafly councilman was sentenced to four years in prison for purchasing heroin at a Newark housing complex and then violating his probation by repeatedly testing positive during his required drug tests, Essex County Prosecutor Paula Dow announced.Jeffrey Romano, 45, was sentenced by Essex County Superior Court Judge Robert Gardner.According to Essex County Assistant Prosecutor Thomas Fennelly, who prosecuted the case, Romano was arrested at the Bradley Court housing complex on South Munn Avenue in December 2005. He was charged with possessing 40 glassine envelopes of heroin.     When the Nikon D300 was released last summer (’07) I along with many other underwater photographers recognised that its introduction coupled with the relatively low retail price would substantially influence uwp world over. In my role as uwp educator I decided to ‘jump on the bandwagon’ and upgrade from my trusty, reliable and much loved D200.You need to know that I have favoured Nikon since my days with a Nikon F2 and Oceanic housings of the 80’s. I have owned and used Subal housings since the introduction of the Nikon F801 in the early 1990’s. In my teaching role I regularly instruct in Ikelite, Sea & Sea, Nexus and Hugyfot DSLR housings. Whilst I’ll endeavour to be impartial as I can, the influence that Nikon and Subal have had on my own photographic career cannot be ignored.     I have to admit I have not been paying much attention to the recent housing/mortgage problems everyone is talking about. I know that lenders offered really nice deals to people because of the low interest rates and now that interest rates are going up they can't afford to pay their payments anymore.I have mixed feelings about the whole thing. I mean, when we bought our house I did look at what the monthly payment would be. Afterall we had to be able to pay it. But I also took into consideration the interest rate and the amount we would pay over the life of the loan.I have to wonder who, if anyone, is to blame for this huge amount of Mortgages that are now going into foreclosure. Are the borrowers to blame for not making sure they could afford the payment if the interest rate went up? Are the lenders to blame for not making sure their borrowers could afford the loan if the rate went up? I am not sure.I do hope this mistake is something everyone learns from. While many real estate professionals hope the $168 billion economic stimulus package passed by Congress on Thursday will give the industry a much-needed boost, others are not as optimistic."This package will help the East Bay," said Ed Jeffry, president of the National Association of Responsible Loan Officers, and a Brentwood loan consultant. "It will stabilize the market. The FHA is the most secure loan in the marketplace from a consumer and bank standpoint."
