    Apartment Sales Remain Vigorous in Manhattan

    Despite slowing sales and continuing economic worries, market studies released yesterday showed that the Manhattan co-op and condominium market remained strong in the peak spring selling season, with prices up 25 percent or more compared with a year ago, and overall prices roughly flat or just below record levels.Average prices reached about $1.67 million for a Manhattan apartment in the second quarter, 1 percent to 3 percent below the record levels reported in the previous quarter, according to the series of competing market studies prepared by the major brokerage firms in New York City.But these figures include a number of closings over the winter at two immensely expensive new condominium projects — the Plaza Hotel on Fifth Avenue and 15 Central Park West — that drove up average prices in the first quarter.

    Another huge crane has toppled in Manhattan, and this one has already claimed the life of at least one construction worker.The crane, attached to a building in the area of East 91st Street and First Avenue, is believed to have toppled at 8 a.m. this morning at least 20 stories — perhaps as many as 25 stories. In addition to the one reported fatality, there are also reports of numerous serious injuries. The owner had four competing offers within the week, and agreed to sell for about $2.5 million -- $300,000 over the asking price.Part of the city's strength comes from the fact that few buyers were investing in properties to flip them. Moreover, many apartment buildings in New York aren't condominiums but co-ops, which impose financial demands on potential buyers far more rigorous than banks do -- which helps keep the number of foreclosures down. In addition, foreign investors have been exploiting the weak dollar by grabbing Manhattan real estate.

    A Small Miracle in Lower Manhattan

    I came across a wonderful article recently written in The Ottawa Sun about St. Paul's Chapel, the magnificent little Episcopal church in Lower Manhattan that was just a block east of the World Trade Center. The church miraculously came away nearly without a scratch on September 11, 2001, and became a sanctuary for the rescue workers who worked tirelessly at the site in the aftermath of the disaster.     According to the latest quarterly report from Halstead Property, the first quarter of 2008 saw property values continue their outlandish surge on the isle of Manhattan. The report touts "new records" in median sale prices and average apartment sale prices.Yes, $1.69 million is the new average sale price of an apartment, but remember, that's "average" and that number was pushed up artificially by two high-end properties: 15 Central Park West and the Plaza.Without those two, the average sale price would be a mere $1.4 million. Ah well. What this says, though, is that there is far more activity on the high end of the market, because the median sale price is $855,000 (which is still up 13 percent from last year).

The luxury apartments that make up the top 10% of the market, or those priced at more than $2.8 million, increased 28.4% over the same period. Median prices are more accurate indicators than average prices, as they exclude outlier data, such as the ultra-luxury apartments at 15 Central Park West and the Plaza, which skew average prices upward.In other New York economic news, the office market slowed in January, with the vacancy rate increasing slightly, to 7.6%, while asking rates were similar to the fourth quarter of 2007, according to the Fed.

    My husband and I went to Manhattan, New York. We did stay at Renaissance Hotel, it is by the Time's Square, and we decided to stay this hotel, because we can just walk around easily in the City. We just stayed in Renaissance in just 3 days. I did not really enjoy walking around the City, because it was so windy and cold. You need to wear a hat which it can hide also your ears. It was crazy cold. I noticed it is much colder without snow especially when it is windy, it could freeze you to death also, if you are not wearing enough clothes. My husband and I did went to the "HA! comedy club, N.Y.C" and that was fun as I remember the host was makes me laughed so hard, that was the best!We planned to go back in Manhattan,NY during summer time so that it will be more fun for us to walk around the City. I like to walk around there and see skyscrapers’ and old buildings as in my country PI not really a lot of towering buildings unless you are in Manila but compare to NY are real tall ones. When you are in the plane, it is nice to look at the skyscrapers’ in Manhattan, NY. We did visit the Natural of History Museum, after visiting this, I was tired as it is magnificent. I saw many fossils displayed in this museum, saw the giant blue whale, the fossil of dinosaur bones, mummies, renowned paintings, historical artifacts and others. What a great museum and experienced I had in this museum it is 5 stars for me *****When you visit Manhattan, New York, do not miss this museum, you will have a lot of fun and you will amaze too. 1st pic was in Times Square, 2nd & 3rd was in Natural History Museum

    They'll Take Manhattan -- For Less

    Fewer apartments are being sold -- 858 went into contract in September, a 9.9% drop from a year ago and the lowest total in two years, according to brokerage Corcoran Group -- and the inventory of unsold apartments is increasing. Prices are also leveling off. The median price of a Manhattan apartment fell 3.4% in the third quarter from the previous one, according to the research firm Radar Logic. The firm says properties are sitting on the market longer, too, an average of 123 days, up from 94 days at the peak of the market in 2005.

    The increase in demand comes as a new tide of high-rise condominiums is hitting Manhattan. Buyers from other countries who don’t have credit histories in the United States or who do not intend to use their apartments as primary residences have historically had trouble passing muster with co-op boards. But condos pose no problem for foreign buyers, and they often find that buying in Manhattan is less expensive than buying a comparable house or apartment in cities like London.Jonathan Miller, an executive vice president and the director of research at Radar Logic, estimates that foreign buyers have bought about 1,000 newly constructed or converted condos in Manhattan in the last 18 months, which is about a third of the condo sales in Manhattan in that period.

    The notion that troubles on Wall Street are starting to filter out to the broader New York City economy got a boost this morning when a real estate group released its latest rental market report showing that all average apartment rents decreased in October. The downturn in rents was most sharply felt in doorman one and two bedroom units, according to The Real Estate Group which released the report.This marks the first time this year that average rents in Manhattan decreased.     Whether it was square footage or median prices, the housing bubble has not burst for Manhattan as it has for the rest of the region, according to third-quarter reports compiled separately by three big-name real estate firms. A combination of lower inventory, new condos coming onto the market and the borough's strong economy have led to a record-setting year, according to data released by The Corcoran Group, Prudential Douglas Elliman and Brown Harris Stevens. Each firm has slightly different numbers, depending on how much proprietary information they were able to obtain, but estimates on the percentage increase went up by as much as 12 percent from a year ago.

    It’s funny how obvious writers’ contributions can be in certain films. For instance, Joseph L. Mankiewicz very likely wrote some of the best scenes in Manhattan Melodrama and Oliver H.P. Garrett wrote some of the worst. The clue is the dialogue. Mankiewicz has distinctive dialogue, even in a film relatively early in his career, and it’s very good dialogue. Unfortunately, uneven writing isn’t the only problem with Manhattan Melodrama. Running ninety minutes and covering thirty years, it plays like a summary of a longer film. The characters exist only in their scenes, never in between. Myrna Loy’s got a particularly troublesome role in that regard, because her character rarely makes sense for longer than ten minutes at a time. She’s good in some of her scenes and a little lost in the others, the fault clearly resting on the script. Her character is constantly yo-yoing between, she thinks, Clark Gable and William Powell.     Breaking News: Steam Pipe Explosion in Manhattan

    A five alarm situation has been called in Manhattan after a major steam pipe exploded at 38th and Lexington Ave. in midtown New York City about an hour ago. Geysers continue to erupt in massive amounts, shooting up at least ten stories. Initial reports had it that buildings began to vibrate before the explosion, which has injured 11 people. Two of the injured are listed as being in critical condition considering the extreme heat and ability to burn skin that comes with such a steam pipe. Witnesses say that the initial eruption sent geysers as high, if not higher than the apartment buildings that line the surrounding blocks (20+ stories). The area is currently being quarantined as fears over possible asbestos issues related to the explosion are dealt with. All available offices and departments are on the scene trying to stop the extreme flow of super-heated steam emerging from the manhole.     The two Israeli companies said they would own 70 percent of the building, which is at 885 Third Avenue, on East 53rd Street. Investors including the Marciano Investment Group and Metropolitan Real Estate Investments will own the rest, Tao and Financial Levers said in a statement to the Tel Aviv Stock Exchange. The 34-story Lipstick Building, so known because of its elliptical shape, was designed by Philip Johnson and John Burgee and completed in 1986. The price includes a reserve fund to preserve the building’s facade, the two companies said.
